Can real estate really be purchased without upfront capital?

In this model, the Freundeskreis Group finances the equity portion for you.

We believe in full transparency with no hidden conditions. In a free initial consultation, we will walk you through our detailed calculations to show exactly how the system works—and how you can enter the real estate market without upfront capital.

What happens if the tenant doesn’t pay the rent?

We offer an optional rent guarantee to provide additional peace of mind. In addition, our local property management personally addresses any issues by the third day of each month at the latest. For further security, we require a security deposit equal to three months’ rent.

Before the lease begins, we conduct a comprehensive tenant screening—including a SCHUFA credit report, verification of the employment contract, and a landlord reference—to ensure the tenant is trustworthy and reliable.

How much time should I expect to spend each month on property management?

Our efficient property management setup lets you stay on top of things with minimal time investment. Each month, you’ll spend about five minutes to verify the rent payment. At year-end, around one hour is sufficient to prepare and send the annual service-charge statement.
This simple, time-saving approach allows you to manage your investment comfortably—without sacrificing valuable time.

What are my options if the tenant moves out of my property?

In the event of a tenant change, our in-house local management handles the entire re-letting process for you. This includes listing the property at the current market rate, conducting viewings, and screening and selecting suitable tenants. As the owner, you don’t need to take any action—we manage every detail to ensure a seamless transition and continued profitability/occupancy of your property.

How is the income tax reduction application handled?

The income tax reduction application is governed by statutory requirements. Once you contact us, we will connect you directly with our experienced tax specialist, who will handle your case personally and ensure that your application is prepared correctly and filed on time.
